Here is the Case Study on Sanders St. Apartments - Net Zero Energy affordable Senior housing project using Legalett's Passive House Products in Tillsonburg, ON. We were pleased to have been chosen to provide Legalett's GEO-Passive Super Insulated Slab-on-Grade Foundation System, ThermaSill PH Insulated Thresholds and ThermalWall PH Rigid Wall Insulation.

A Net Zero Energy Affordable Non-Profit Seniors Housing Project in Tillsonburg ON Utilizing GEO-Passive Super Insulating Slab Foundations, ThermaSill PH Insulated Thresholds and ThermwalWall PH Exterior Wall Panels.

 

Through CMHC's Rental Construction Financing initiative (RCFi), the federal government has invested $1.54 million for the construction of a multi-residential 16-unit building. All 16 units will be rented at affordable rates with rents lower than 30% of median family income and set at 80% of the average market rent in the area.

 

Located at 13 Sanders Street, this project, developed by the Town of Tillsonburg Non-Profit Housing Corporation, will provide affordable housing options close to public transit and services for modest and middle-income seniors.

 

“It was geared for seniors, at one story it would be very accessible, some units were going to be wheel chair accessible, it would be energy efficient, and the rents were going to be affordable. We put in an application for a long-term mortgage… and we were successful, and all the pieces fit together.” ~Stephen Culig, committee member of the Tillsonburg Non-Profit Housing Corporation

 

The vision of housing for seniors at affordable rents was supported not only by the federal government, it was supported by Tillsonburg Town staff and Town Council, said Culig, and supported by the Oxford County, with the energy efficiency being a key component of Oxford’s funding.

 

Legalett is proud to have contributed to this project with our GEO-Passive Slab-on-Grade shallow foundation form system and the ThermaSill PH Insulated Threshold system - both Passive House Certified - as well as the ThermalWall PH rigid wall insulation system.
